Understanding Dutch vs Non-Dutch Interest

Full Dutch Interest

You pay interest on the FULL loan amount from day one, even though you have not drawn all the funds. More expensive but sometimes comes with better terms elsewhere.

Non-Dutch (Pay on Draws)

You only pay interest on money you have actually drawn. As construction progresses and draws are taken, your interest payments increase. This is the preferred structure for most builders.
